WHAT WE DO

We specialise in acquiring below-market-value properties where we can add value through targeted development and refurbishment. By focusing on the right assets, in the right locations, we’re able to increase property values, refinance at the higher valuation, repay our investors with interest, and repeat the process.

We work closely with private investors throughout each stage of the project. Investor funds are used to acquire the property and deliver the refurbishment. Once the works are complete and value has been created, the property is refinanced or sold, allowing investor capital to be returned in full, alongside the agreed interest.

Our approach is disciplined, design-led, and repeatable, with a strong focus on capital preservation and clear exit strategies.

HMO Conversion

We acquire existing HMOs that are outdated or underperforming, as well as suitable buildings that can be converted into high-quality co-living spaces. These properties are often already operating as HMOs but lack modern layouts, private amenities, or compliance with current standards.

By redesigning the internal layouts, adding en-suite bathrooms and kitchenettes to each room where appropriate, and upgrading the overall specification, we significantly increase both rental income and the end value of the property. We focus exclusively on prime rental locations, ensuring strong tenant demand, reliable occupancy, and predictable rental performance.

This strategy allows us to deliver high-quality HMOs that perform well long-term while providing clear refinance exits for investors.

Residential Property Flips

Residential flips are a core part of our strategy and an area where we have a proven track record. We target properties in prime locations that require refurbishment, where value can be added through efficient build processes, considered layouts, and high-quality finishes.

Working alongside private investors, we purchase the property, complete the refurbishment, and sell the finished home as a turnkey product. Our focus on cost control, build quality, and design-led interiors allows us to maximise sale values while keeping risk tightly managed.

Once the property is sold, investor capital is repaid in full, along with the agreed return, within a clearly defined timeframe.

Commercial-to-Residential Conversions

Commercial-to-residential conversions form an important part of our value-add strategy. In these projects, we agree a purchase price with the seller and secure planning consent for residential conversion before completing the acquisition.

This approach significantly reduces planning risk and allows us to unlock value in well-located commercial buildings that are no longer suited to their original use. Using private investor funds, we convert these buildings into high-quality residential homes in prime locations, creating substantial uplift through planning and development.

This strategy offers strong returns while maintaining a disciplined, risk-aware approach to development.
